The first hurdle for a new housing development in Vicksburg was cleared earlier this month.
Vicksburg Planning Commission members discussed the proposed Homestead at Centennial neighborhood. It is slated for development on a 35-acre parcel between Trillium Plat and the original Centennial neighborhoods. It is on the west side of South 22nd Street. Allen Edwin Homes is proposing a 118-unit development.
As proposed, the residences would have a minimum of five-foot side yards, meaning a total distance of 10 feet between homes.
Village Manager Jim Mallery said the proposed development conforms to R-3 zoning, which requires a minimum of 7,200-square-foot lots. Despite concerns expressed by others earlier in the meeting, Mallery said staff feels all criteria of the special land-use permit have been met.
He said the proposed neighborhood would feature 10 to 12 different house designs ranging in size from 1,250 square feet to 2,100 square feet.
Planning Commission members ultimately approved the proposed development’s special land-use and sketch plan.
The proposal’s next step includes a detailed site-plan review and approval before Planning Commission members. Mallery said that step will be taken in the first quarter of the year.
